A small 1953 tract, and an honest caveat.
Fairwood sits on Lyons Street in 94061. The county records the subdivision under that name and date it 1953. The architectural attribution is where we have to be careful.
What the record actually says.
Three verified county records on Lyons Street — 1102, 1168 and 1186 — all show a 1950s build, with the subdivision recorded as "Fairwood Sub." Original homes run around 1,300 square feet, three bedrooms and two baths. That much is solid.
The Eichler attribution is thinner. The two Lyons Street records we pulled that were not brokerage-sourced carry no Eichler reference at all. And there is a plausible route for an error to have entered the literature: Sunnyvale has its own Eichler tract also called Fairwood.
So we present Fairwood as attributed to Eichler Homes rather than asserted. If you own here and you have original documents — a deed of trust naming Eichler Homes Inc., an original sales brochure, a plan sheet with an architect's title block — that is the sort of thing that settles it, and we would genuinely like to see it.
What we can show you is the house. We listed 1186 Lyons Street in 2025 and photographed it properly: cathedral ceiling on exposed beams, painted tongue-and-groove decking as the finished surface, clerestory glazing carried up into the gable above the garage, and a full-height brick hearth. Eight plates of it are on the photographs page. None of that settles the attribution — plenty of 1953 builders used beams — but it is the vocabulary, and it is a real house on this street rather than an illustration of one.
What to look for on the street
The tells are structural and they do not lie: post-and-beam framing with the beams exposed inside, a low-slope roof with no attic above it, tongue-and-groove decking as the finished ceiling, glass reaching the beam line, and heating tube in the slab rather than registers in the floor or ceiling. A 1953 tract house with a conventional truss roof and a crawl space is a ranch, whatever the listing says.
